Close of Escrow

Once everything is signed, you have officially sold your property.

If you have made it this far, it is almost time to celebrate, but there are still a few more items to check off until your property is officially sold. Check with your agent to clarify all items are in order, so you can tie up these loose ends. We will make sure everything is ready for a seamless and stress-free closing day.

Closing Day

Closing day is near once contingencies are cleared. We’ll confirm all items are complete and coordinate the final steps for a seamless close.

Final Walk-Through Inspection

The buyer will perform a final walk-through (day of or day before closing) to confirm the property condition matches the Purchase Agreement and that nothing unexpected remains.

Cancel Home Services and Utilities

After closing, cancel utilities and any home services. We’ll provide a list of common contacts to help you wrap up services.

Be Prepared

Unexpected issues can arise late in escrow—delays in loan processing or last-minute repair needs are common. We’ve handled these before and will resolve issues efficiently to keep the closing on track.

Closing

At settlement you, the buyer, and the closing agent sign the final documents and complete the financial transactions. If you can’t attend, you can arrange alternatives in advance. Proceeds can be wired to your bank or issued by check at closing. Deliver keys and any ancillary property information to the buyer. Once documents are signed, the property is sold.
