How old do you have to be to apply?

Is the deposit refundable?
Security deposits are generally refundable subject to lease terms; deductions may be made for unpaid rent, damage beyond normal wear and tear, or required cleaning—our process and itemized accounting are provided to maintain clear owner and tenant transparency. -
Who needs a cosigner?
A cosigner may be required when an applicant does not meet income, credit, or rental history standards; cosigners must meet financial qualifications and sign a guarantor agreement to protect owner investment and lease performance. -
You have a property I want to rent. How do I apply?
Apply online or in person with a completed application, application fee, proof of income, and valid ID; we use data-driven tenant screening and a secure tenant portal to expedite decisions and reduce vacancy time. -
How do I pay rent?
Rent can typically be paid online through the tenant portal, by ACH/automatic bank transfer, or by check/money order depending on the property’s payment options—online payments and autopay are encouraged for reliability and timely financial reporting. -
I want to get a pet. What should I do?
Review your lease and contact management before bringing a pet; many properties allow pets with an additional pet deposit or monthly pet rent and may have breed or size restrictions—policies are applied consistently to protect property condition and owner returns. -
I want to move out, but my roommate wants to stay. What should I do?
All tenants on the lease remain jointly responsible for the full lease term; if one tenant wants to stay they must qualify on their own or find an approved replacement subject to screening and management approval to ensure continued lease performance. -
My lease expiration is coming, and I want to move out. What should I do?
Submit written notice of intent to vacate according to the notice period in your lease; follow the move-out checklist and inspection process so security deposit accounting and any necessary repairs are handled promptly and transparently. -
Who is responsible for paying for repairs & maintenance requests?
The property management team handles routine maintenance and repair coordination to preserve asset value, while tenants are responsible for damage caused by negligence or misuse; submit maintenance requests through the designated portal so work-orders are tracked, prioritized, and visible to owners.
